Real estate broker Natalija Martinavičienė says that the priorities of high-end home buyers have changed noticeably over the past year, according to a press release.
“In the past, prestige was more often associated with living in the city center, the Old Town or an exclusive city district. Today, more and more people value privacy, space and the opportunity to be closer to nature every day, especially if the city center can be reached in just twenty minutes. Not only the area of the house or the interior, but also the quality of life is important for the buyers of such objects,” says N.Martinavičienė.
According to her, housing with its own beach in Kaunas is extremely rare. Although the city has a number of water bodies, there are very few offers on the market where you can have your own access to water and live together within the city limits.
Instead of the Old Town, there is a private beach
According to N.Martinavičienė, buyers of the most luxurious segment are increasingly looking not for a representative address, but for the opportunity to distance themselves from the hustle and bustle of the city. The last plots on the streets, closed areas, natural views and proximity to the water are especially valued.
“People want to wake up in the morning with a view of the water, spend the evening on the terrace without the eyes of the neighbors and be able to relax in their own territory. Today, such qualities often become more important than the distance to the city center,” says the broker.
According to her, it is the privacy and exclusive location that usually determine the largest part of the value of such objects. The architecture, interior or technological solutions of the house are important, but more can be found on the market. At that time, the number of coastal plots is limited.
“It is also important that this part of Kaunas is changing rapidly. Infrastructure is being improved, roads are being renovated, and the nearby water amusement park creates additional value. Therefore, buyers see not only the current uniqueness of the object, but also the potential of the area in the future,” says N.Martinavičienė.
Is it possible to live in Kaunas like a resort?
“Luxury houses with saunas, spa spaces, geothermal heating, solar power plants and large terraces are no longer an exception, but a new standard in the high-end segment. However, properties by the water remain special,” notes N.Martinavičienė.
According to her, the house has not only its own coast, but also a formed beach, a recreation area, panoramic views of the body of water and a project for an additional guest house.
“Such opportunities are more often associated with resorts than with the big city. More and more often we hear buyers saying that they don’t want to wait for a vacation anymore. They want to live every day the way people live in vacation spots. Therefore, there is a need to have nature, water, privacy and all comfort services in one place. This is one of the most prominent trends in today’s luxury housing market,” says N.Martinavičienė.
