The general secretary of the URA Civic Movement, Mileta Radovanić, announced today that the mayor of Podgorica, Saša Mujović, admitted that the idea “Stan za sve” is better and more realistic than the Velje brdo project, and said that instead of promises, citizens need a real housing policy.
Radovanić stated this in a statement on the occasion that Mujović said earlier today that the city administration will allocate a plot of land to solve the housing issue to the firefighters of the Podgorica Protection and Rescue Service (SZŠ), as well as to employees in the capital.
“While the voice of the professional public is being ignored, and the government is trying at all costs to realize the pre-election fantasy called Velje brdo, the mayor of Podgorica, Saša Mujović, speaking about solving the housing issue for firefighters, practically proposed a model that foresees our program ‘Stan za sve’. He thereby, consciously or unconsciously, confirmed that he himself does not believe in the success of the Velje brdo project,” Radovanić pointed out in a statement.
He asked “why were the firefighters not promised apartments on Velje brdo, but a plot of land for the construction of residential buildings, which represents the essence of the model advocated by the URA through the ‘Apartment for All’ program?”.
“Today, due to rising inflation, real estate prices and rents, citizens are finding it increasingly difficult to decide on a housing issue, regardless of whether they work in the public or private sector. Employees in services of public importance, such as firefighters, policemen, education and health workers, are particularly affected. At the same time, the government is trying to bypass procedures and legal norms, especially in the context of environmental protection, in order to create the appearance of the realization of the Velje brdo project before the elections,” said Radovanić.
He said that according to the authorities’ estimates, it is necessary to allocate around 40 million euros just for the construction of the boulevard, which, he added, corresponds to the value of more than 300 apartments in Podgorica, without taking into account the costs of communal equipment and the construction of residential buildings.
“Of particular concern are the data according to which the average cost of building apartments on Velje brdo would be around 3,400 euros per square meter, while they would be sold to citizens at a price of 1,000 euros. This means that the state would allocate almost 50 million euros for only 185 apartments, i.e. subsidize around 2,400 euros per square meter. Such data, in the absence of any economic logic, rightly raises the issue of possible corrupt activities,” he stated. Radovanic.
He says that instead of promises, citizens need a realistic, responsible and sustainable housing policy, based on real economic parameters, which will not cause additional demographic emptying of individual municipalities, but will provide citizens in all parts of the country with equal opportunities for life and work.
“That is why we are promoting the ‘Apartment for all’ model, which entails the creation of a state fund with an initial capital of 20 million euros. From that fund, the state would build apartments on state and municipal land according to the ‘design and build’ principle, while the contractors would be paid only after the technical acceptance of the buildings. In this way, citizens would be able to buy apartments at the construction price, that is, for around 900 euros per square meter. In addition, such apartments could serve as collateral for loans at commercial banks, which would solve one of the key problems faced by young people and families who want to get to their homes,” concluded Radovanić.
