    Who builds and sells the most apartments? See the ranking of developers


    After turbulent years, the situation on the real estate market has calmed down. Sales of apartments have taken off, and even if they are lagging behind the “golden years”, developers need not complain. Sales are stable, buyers are coming to the market.

    How are the individual players doing and who can we consider today as the biggest developer of real estate intended for living in Slovakia?

    The answer to this question is provided by the ranking of the largest Slovak residential developers, compiled by INDEX in cooperation with The Slovak Spectator as part of the project Largest in Business.

    We used the data provided by the development companies. The main criteria for determining the ranking were the area of ​​projects under construction at the end of 2025, the area of ​​completed residential projects and the number of apartments sold in 2025.

    The formula also included projects approved between 2022 and 2024 and the area of ​​planned projects for which the developer has at least an approved investment plan (in the current terminology, an affirmative binding opinion).

    10. CTR Holding

    Approved flats and apartments in 2025: 0
    Approved flats and apartments in 2023 and 2024: 327
    Apartments under construction at the end of 2025: 528
    Planned apartments by the end of 2025: 58
    Sold flats and apartments in 2025: 125
    Ranking position in 2025: –

    The first ten largest residential developers are opened by CTR Holding, which has been active in the past years, especially in the east of Slovakia. In Košice, he implemented the Albelli project, which brought 327 housing units to the market.

    Watson, which the developer started building last year, has even larger parameters. When completed, it will create 528 apartments and suites.

    Next year, CTR Group should also enter the Bratislava market, where it wants to implement the Karlova Ves Office Center project.

    9. Dandelion development

    Approved flats and apartments in 2025: 103

    Apartments under construction at the end of 2025: 587

    Púpava development is also a newcomer in the top ten. The group was founded in 2011 and focuses on the area of ​​western Slovakia. In Trnava, she realized the Púpavy pri aleji and Púpavy residence projects.

    At the end of last year, the developer had 587 housing units under construction. As many as 362 of them belonged to the Púpavy Bernolák project, which is being developed in Bernolákov. Another 225 units are being built as part of the first stage of the Púpavy Hviezdoslav v. project Inside.

    In the following years, the group plans to implement the second stage of Púpav Hviezdoslav and the Cube project in Piešťany.

    8. VI Group

    Ranking position in 2025: 8

    The position from last year in the ranking of the largest residential developers was defended by VI Group. Last year, he completed only one project, when he approved 77 housing units in the Verdena complex in Bratislava.

    At the same time, the group has another three hundred apartments and suites under construction.
