One first and two second places: Lake Millstätter See is the deepest lake in Carinthia, also the second largest “and the second most expensive,” reports Thomas Kircher, managing director of Raiffeisen Immobilien in Seeboden. The second two places are definitely fine for people who spend their free time between Seeboden and Döbriach.
Because anyone who buys real estate here is not looking for the hustle and bustle and the seeing and being seen of Lake Wörthersee, but rather wants it to be quieter. Especially since it is easily accessible in just under an hour’s drive if you feel like more social life or motorboat tours.
In principle, these are also possible on Lake Millstätter See, “but there are significantly fewer motorboat licenses there than on Lake Wörthersee, which is why it is much quieter,” explains Alexander Tischler, managing director of ATV-Immobilien in Treffen am Ossiacher See, whose company specializes in lake properties in Carinthia.
Another reason for the tranquility on the shores of Lake Millstätter See is their natural condition, at least in the south. “There is a lot of forest on this side, which is why the supply of properties directly on the lake is limited,” says Tischler. That won’t change in the foreseeable future, as Kircher adds: “For nature conservation reasons, development there is almost impossible, at least from today’s perspective, because the regulations are very restrictive and the land is mostly owned by local farmers.”
On the other hand, elevated locations above the south bank are sought after, which on clear days even offer a distant view as far as the Großglockner. And – from Glanz, for example, where Kircher currently has a project – “a frontal view over the entire lake”.

Things look different on the north bank: “Around 95 percent of the land there is buildable,” says Tischler, and the view is to the south, which many people prefer. Accordingly, “Seeboden is also the Velden and the center of Upper Carinthia,” says Kircher. “Among others, young people move here, well-off Carinthians from the surrounding valleys, and among international customers it is particularly popular with Germans.”
What doesn’t make Seeboden comparable to Pörtschach or Velden: “The local public is looking for peace and quiet and consists more of nature lovers,” says the agent. According to Kircher, the best locations in Seeboden include the lake promenade, the Seespitz and the Süduferweg at the western end of the lake.
Two second homes per entrance. Seeboden and Millstatt are also interesting for second home residents for another reason. Even if compliance with these rules is not monitored as strictly in Carinthia as in Tyrol and Salzburg, customers’ awareness and desire to be on the safe side in the future is increasing. This is made easier by a special rule in the two seaside resorts. “Two second homes are allowed per entrance in dedicated houses,” explains Kircher. “That’s why we’re now building as many entrances as possible or adding glazed additions,” he says.
In addition, the focus on the north bank is currently on abandoned hotels that have appropriate dedications, are being converted and sold off as apartment buildings, adds Kircher. “A fairly new and interesting trend is that beach resorts are being abandoned, divided into ten square meter parts and then leased out,” says Kircher. An offer that is particularly interesting for owners of apartments and is accepted – at prices between 1,500 and 3,000 euros per year, depending on how far forward the plot is.
If you don’t want to lease but want to buy and have a roof over your head, you have to calculate between 15,000 and 20,000 euros per square meter for new condominiums in single-unit locations, reports Tischler, whose company has currently completed units on the Döbriach lake promenade. “First-time occupancy directly on the water starts at 20,000 euros and goes up to 25,000,” adds Kircher. “There have been attempts with prices around 30,000 euros, but they have not been realized.”
For new apartments with a view and access to the water and perhaps a communal pool, you still have to calculate around 10,000 euros; If you want something new without a view or a beach, but still within walking distance of the water, you can get there at around 6500.
Of course, the dedication plays a major role in property prices. “There are three categories,” says Kircher. “For grassland in the subcategory of sunbathing lawn/bathroom you have to expect 1,000 to 1,200 euros per square meter. For the grassland dedication to cabin construction directly on the water, you have to expect 1,500 to 2,000 euros, where you can then build a bathing cabin.”
Rare, real building land on the water costs 3,000 to 4,000 euros per square meter. And like everywhere on the local lakes, the prices fall dramatically with each row down. Kircher: “From the third row onwards you can delete a zero.”
Tips:
Concerts and culinary delights. If you get a property on Lake Millstätter See, you not only get water and a panorama, but also lots of leisure activities and infrastructure. “Around the lake you can go hiking and golfing, but also enjoy the Millstätter summer concerts,” says Alexander Tischler. And the lake has a lot to offer in terms of cuisine: “The food at the Seevilla in Millstatt is excellent, just like at Peppino, where you can get pizzas as well as oysters and Kobe beef.”
Tischler likes to stop by the Alte Post in Döbriach for a good drink. The sunset is particularly beautiful in the boathouse, or from the clubhouse restaurant on the golf course in Millstatt. Wine bar and seafood. For Thomas Kircher, one of the hottest locations in the center of Seeboden is currently the wine bar “Weinzeit im Uhrhaus” with its Mediterranean snack, which business people and holidaymakers alike appreciate. He also recommends the Legère cocktail bar right on the lake: “In the evenings, the offerings here are rather limited, but the Legère cocktail bar in the Hotel Steiner is right on the lake.” In Millstatt, the Seecafé Kap 4613 is a must. “The top address in Millstatt is Villa Verdin with its exclusive menu, which also includes seafood such as lobster.”
In Döbriach he recommends a visit to the Seelounge with a sandy beach and cocktail bar.
