The real estate market in the mountain resorts of Brașov is going through a period of expansion, with more properties put up for sale, but also with increasing prices, especially in the premium segment.

The real estate market in the Bran area continues to attract the interest of investors and buyers with large budgets, against the background of an increasingly consistent offer and rising prices. In the first five months of this year, the number of properties for sale was 14% higher than the same period last year, with around 80 houses and villas available, according to the data Imobiliare.ro.
Large properties, rising prices in Bran
The specifics of the market in Bran remain oriented towards large buildings. Houses listed by real estate agencies have, on average, a usable floor area of around 250 sqm and are often former tourist accommodation units or exclusive holiday residences.

The average asking price for houses and villas in the area reached 1,170 euros/sqm in the first five months of the year, registering a 6% increase compared to the same period last year.
According to the cited source, at the top of the market is a luxury villa valued at almost 3 million eurosone of the most expensive properties in the entire Brașov county.
It is a guesthouse built in 2006 with 4 bedrooms and premium facilities such as indoor pool, sauna and fully equipped cinema room. According to the sale notice, the property is suitable for both tourist investment and private use.

Moieciu, the more accessible alternative
For buyers who want a home in the mountains, but consider the prices in Bran too high, Moieciu remains a more affordable alternative.
The area, known for its picturesque villages – Moieciu de Sus, Moieciu de Jos, Măgura and Peștera – is based on rural tourism and spectacular natural landscapes.
In the first part of the year, about 60 houses and villas were available on the local market, 27% more than in 2025. The houses are, in general, smaller than those in Bran, with an average area of about 215 sqm.
