According to Economy Online, with the aim of facilitating the access of young couples to suitable housing, the government has started the “Ashian” project, which is dedicated to providing rental housing units, in the three new provinces of Alborz, Gilan and South Khorasan. This project, which was previously implemented in Mazandaran, Qazvin and Central provinces, now provides a new opportunity for qualified couples in different cities of these three provinces.
The beginning of Ashian project registration in Alborz, Gilan and South Khorasan provinces
According to the announcement of the Director General of the Ministry of Roads and Urban Development’s Housing Planning and Monitoring Office, the registration of the nest plan for young couples has started on Tuesday and Wednesday, June 26 and 27, 1405, in Alborz, Gilan and South Khorasan provinces. This registration includes the cities of Eshtehard, Hashtgerd, Karaj, Mahdasht and Mohammadshahr in Alborz province, Rasht metropolis in Gilan province, and Birjand and Hajiabad cities in South Khorasan province.
Qualifying requirements for rental housing applicants: focusing on young couples and low deciles
Applicants must meet certain conditions to benefit from this plan. Among these conditions, it can be mentioned that a maximum of 5 years have passed since the date of marriage, having no housing or land with residential use, being in the 1st to 6th income deciles, and having at least 5 years of residence in the requested city. Also, having the green “C” form is required as one of the main conditions for registration.
Tiered rent and duration of use of Ashian units
The amount of rent in the units of the Ashyan plan is determined in a staggered manner and proportional to the income tenth. Accordingly, the 1st and 2nd tithes will pay an amount equal to 35%, the 3rd and 4th tithes will pay 45%, and the 5th and 6th tithes will pay 55% of the approved rent of the unit. The maximum period allowed for the use of these units is 5 years, and the continuation of the benefit will depend on maintaining the conditions of the annual evaluations.
The process of refining, prioritizing and allocating units in the rental housing plan
It should be noted that the registration in this plan is considered as the initial review of the applicants’ request and does not create a definite commitment for the allocation of the unit. After refining the information and confirming the conditions, applicants will be prioritized based on criteria such as income decile, number of children, and the level of household vulnerability (such as having a disabled or elderly member) through the relevant system. Finally, qualified applicants will be able to choose the introduced units. The process of concluding the rental contract is carried out by the appointed brokers, and additional details about how to deliver the units will be communicated to the applicants later.
