The Minister of the Presidency, Economy, Work and Housing, Conxita Marsolstated that theNational Institute of Housing (INH) has not detected a large influx of letters sent by owners to tenants since the six-month notice period provided for in the rental market disintervention law began to apply in July.
MarsHe explained that, although the first communications have already begun to be sent, the information he receives Government they don’t aim for bulk shipping. “It is true that all the owners have been able to start sending the first letters, but also, from the news that reaches us, it seems that there is a large influx of letters that are being sent”, he assured. The minister also remembered that the mechanism has only been in force for about twenty days. As he detailed, the letters that have arrived at theINH so that they were reviewed, they conform, in general terms, to what is established by the new regulations. In this regard, he insisted that the law clearly sets out the rights and obligations of both owners and tenants and expressed confidence that most renovations will be carried out respecting the legal framework.
The minister also appealed to tenants not to make hasty decisions on receipt of a notification and reminded that the advisory channels of the Government remain active so that those affected can clarify doubts before accepting or rejecting any renewal proposal.

In relation to cases of tenants who end up accepting new contracts after receiving notification, marsol reiterated that the Government is preparing the accompanying measures announced to help people who, as a result of the contract renewal, end up spending more than 30% of their income on paying rent. marsol he also pointed out that, once a contract has been accepted by both parties, the administration can no longer intervene. However, he left the door open to analyze cases of rent increases that can be proven to be irregular, applying current legislation.
Rentals for 30 years
The Council of Ministers approved the competition to lease buildings and incorporate them into the public housing stock for affordable rent for a maximum duration of 30 years. The call, open until August 17, will admit multi-family buildings, aparthotels, tourist apartments and homes for tourist use that are finished or in a very advanced phase of execution. The Government will prioritize properties in good condition that require minimal adaptation to be occupied as soon as possible.

THE TEST FOR RECRUITMENT AT THE ORIGIN WILL BEGIN ON MONDAY
The Secretary of State for the Interior and Justice he explained that the selected workers will be able to join from December with authorizations of a maximum of nine months. The permits will be non-extendable and will not allow to apply for family reunification. Once the contract has ended, the employees must return to their country of origin. The model is open to workers of any nationality, except for citizens of the EU and the European Economic Area. Contracting companies will have to bear at least half of the cost of the trip and guarantee accommodation for the workers. The Immigration Service will analyze each application and verify that the established conditions are met before validating it. The Government it has also enabled a specific technological tool for employers to register the data of selected workers.
On the other hand, Minister Marsol stated that eighty of the 250 extra places in the summer quota that the Government approved last week. The head of Housing and Work he affirmed that “it does not seem that it should be exhausted”, clarifying that the needs of workers responded to “very specific cases” and that no company has notified any demand to incorporate more than ten employees.
