New statistics from Finance Denmark show that the housing market in Aarhus, Denmark’s second-largest city, is increasingly starting to resemble that of the capital, Copenhagen, where prices have surged in recent years.
In particular, Finance Denmark writesthere has been a noticeable fall in the number of apartments on sale in Aarhus in recent years, dropping 61 percent between March 2025 and March 2026.
“Aarhus is the municipality where the supply of apartments has fallen most in recent years, from 695 to just 271,” the organization wrote in a press release. “On top of that, time to sale has fallen from 118 to 77 days, and the asking price has risen from 36,951 to 40,131 kroner per square meter, a rise of 8.6 percent.”
These figures refer specifically to owner-occupied apartmentsliterally ‘owned apartments’. Denmark also has cooperative housing which are much cheaper, where you technically own a share of the housing association your apartment belongs to. In larger cities these can be very competitive and are almost impossible to find unless you happen to know someone who is planning on selling theirs.
The number of owner-occupied apartments on offer is falling across the country, Finance Denmark writes, adding that the developments on the Aarhus housing market are “particularly striking.”
“A year ago, the asking price for owned apartments in Aarhus was actually falling. Now, that has completely turned: supply has more than halved, apartments are being taken off the market faster and prices are rising. It’s similar to how the Copenhagen market has developed in recent years,” the press release reads.

Prices on the Danish capital’s housing market have surged in recent years and are still rising.
Peter Jayaswal, deputy director of real estate credit and property financing at Finance Denmark, added that the Aarhus market has “become more competitive.”
“Aarhus is a good example of how quickly a housing market can turn. Supply has decreased significantly in the past year which naturally has pushed prices up.”
He advised potential home buyers in Aarhus to “have control of your finances and have a dialogue with your bank adviser if you’re considering going house-hunting.”
