The Housing Mortgage Bank (Banhvi) defined the housing bonus amounts that families can receive according to their gross monthly income, based on the minimum wage of the construction industry set at ¢323,346 for 2026, in accordance with Executive Decree 45303-MTSS, published in La Gaceta N°229.
This state subsidy works as a solidarity donation aimed at homes that meet legal requirements. The amount varies according to the level of family income and can exceed ¢9.7 million in cases of lower income.
The official figures indicate that families with incomes of up to ¢161,673 can access a maximum bonus of ¢9,700,000. This same amount applies to incomes of up to ¢323,346. From that level, the subsidy decreases progressively as income increases.
In the higher brackets, such as income of up to ¢1,940,076, the amount drops to approximately ¢6,061,000.
The Banhvi clarified that these values are referential and approximateso the final amount is determined after an individual study of the case in an authorized entity.
Requirements to access the bonus
The program requires that the applicant be part of a established family nucleus and is of legal age or has a disability. In the case of a free union, the couple must demonstrate cohabitation and legal age.
In addition, the family group must not have its own home or income greater than ¢1,940,076 per month. You also need to be Costa Rican or have a valid residence card.
Application process
The process begins in a authorized entitysuch as state banks, mutual societies or the National Institute of Housing and Urban Planning (INVU). These institutions analyze the information and determine if the family qualifies.
Subsequently, an appraisal of the project is carried out, which can be the purchase of a home, lot or construction. If approved, the Banhvi authorizes the subsidy and the process is formalized.
Delivery of the benefit
Once the case is approved, the bonus is disbursed through the authorized entity. In construction projects, the money is transferred in stages according to the progress of the work.
The program seeks to facilitate access to housing for low- and middle-income families, as part of the State housing policy.
