If the number of apartments on the market keeps rising this could put a damper on price hikes, according to a property economist.
It’s relatively normal for the number of apartments on sale to rise when spring rolls around, and this year is no exception.
The number of houses, summer houses and apartments on sale at the start of May is higher than it was at the same time last month, according to figures from property site Boligsiden.
There has been a particular rise in the number of apartments on sale in Copenhagen, according to the site, with supply rising by around 13 percent in one month to a total of 1,395.
That makes May the fourth consecutive month where the number of apartments for sale has risen, with just 986 apartments on sale at the start of the year.
Daisy Hollen Dickmeiss, property economist at Nykredit, highlighted the fact that supply has risen even when the figures are adjusted for seasonal variations.
“The number of apartments on sale in Copenhagen is still at a very low level, but buyers have fallen back a bit and supply is climbing slowly,” she told the Ritzau news wire.
There are now roughly as many apartments for sale in Copenhagen as there were this time last year, after months of supply being lower than in 2025.
Dickmeiss said that if supply continues to rise, we may see prices start to fall ‒ or at least, the rate at which prices rise could start to slow down.
Nykredit believes that the price hikes we’ve seen in recent months will continue to rise until the summer, after which the pace will drop.
Copenhagen isn’t the only city in Denmark where the number of apartments for sale was higher at the start of May than at the beginning of April. This was also the case in Aarhus, where supply has risen for two consecutive months.
Birgit Daetz, head of communications at Boligsiden, said that the situation in Aarhus mirrors that in Copenhagen, just with a slight delay.
“Demand for apartments in Aarhus is sky-high at the moment, and supply is very low. The slight rise in supply is therefore much appreciated and there’s space (on the market) for a lot more sellers in Aarhus and Copenhagen,” she said in a press statement.
