The average price of rental flats in Andorra is 2,832.74 euros monthly during the second quarter of 2026, according to the latest report prepared by real estate portal Pisos.ad. The study, which analyzes the homes advertised on the platform between April 1 and June 30, finds that the market continues to register high prices, despite the moderation observed in recent quarters. The report also highlights that the rental supply continues to be reduced. The portal currently has 117 flats available in the rental regime, a figure much lower than 796 flats for salewhich, according to the real estate portal, shows the existing imbalance between supply and demand.
Regarding the buying marketthe average price of the advertised flats is 965,976.56 euroswith one average surface of 120.35 meters squares In the case of houses, the average price reaches 2,896,255.32 euros, while those intended for rent have an average amount of 6,605.26 euros per month and an area of 337.58 square meters. by parishes, Escaldes-Engordany continues to lead the prices of both the rental market and the sale of flats. The average rental price is 3,798.75 euros per month, while the flats for sale have an average value of 1,223,458.63 euros, equivalent to 9,551.87 euros per square meter.
The report notes that, if the value per square meter is analyzed by area, the Vilars d’Escaldes tops the ranking with 9,900.96 euros per square meter, ahead of the center of the parish, El Serrat, Escàs, El Tarter, Andorra la Vella, Ordino and the center of Canillo. On the other end, Encamp records the lowest average prices both in the rental market and in the sale of flats. The houses for rent advertised have an average amount of 1,328.33 euros per month, while the flats for sale stand at 512,949.59 euros. Sant Julià de Lòria is also among the parishes with the most moderate amounts, with an average of 1,650 euros per month for rent and 574,090.91 euros for the purchase of flats.
