The doors of a historic era are closing for Villa Certosa, one of the greatest symbols of Italian recent history and “Berlusconi-style” life. The final stage has been reached in the transfer of the huge property in Gallura, which was put up for sale by the heirs of former Prime Minister Silvio Berlusconi after his death on June 12, 2023, to the Al Thani dynasty, which has ruled Qatar for more than 150 years.
According to information in the Italian press, sources close to the family confirmed that the negotiations are now at their final stages.

350 MILLION EUR SALES
The estimated figure for the mansion, which market experts value at around 500 million euros, is around 350 million euros. The sales operation is carried out through the Luxembourg-based company Constellation Hotels Holding Ltd Sca.
This holding is known as one of the most important international real estate vehicles of the financial network of Sheikh Hamad bin Jassim Al Thani, the former Prime Minister and Minister of Foreign Affairs of Qatar. The Al Thani family already has well-established investments on the island of Sardinia, ranging from Costa Smeralda to Mater Olbia Hospital.
A GREAT LUXURY FROM THE VATICAN
The property, which was purchased by Berlusconi in the 1980s and originally named “Villa Monastero” (Monastery Villa), turned into a huge complex over time with the acquisition of neighboring lands. The features of the villa, which today spans a park of 580,477 square meters (approximately the size of 83 football fields), are game-changing:
Main Villa and Buildings: The main villa alone has 14 bedrooms and 14 bathrooms. The total closed area is 4,500 square meters.
Entertainment and Social Areas: 7 outdoor swimming pools, spa, 7 separate villas for guests, football and golf courses, children’s playgrounds (amusement park).
Extraordinary Details: Medicinal herb garden, Neptune cave, helipad, an artificial volcano, atomic shelter and a special thalassotherapy (sea water therapy) area.
“The estate’s thalassotherapy space serves as ‘a sanctuary of tranquility designed for holistic well-being and renewal,’ Carolwood assures in the catalogue.”
HOSTED MANY WORLD LEADERS
Villa Certosa became the unofficial summer center of Italian foreign policy, especially between 2001 and 2011. Berlusconi hosted the most powerful world leaders of the time in this mansion, such as George W. Bush, Tony Blair, Vladimir Putin, José Luis Rodríguez Zapatero and Mirek Topolánek. In fact, with a government decree issued in 2004, the villa was declared “an alternative maximum security campus for the security of the Prime Minister”.
However, the villa was associated not only with diplomacy but also with the scandals that shook the Italian media. In the photographs captured by the reporter Antonello Zappadu and leaked to the international press, the young girls around Berlusconi and the then Prime Minister of the Czech Republic Topolánek were seen completely naked in the garden, which became a world news.
