After years of disputes and extensions, one of the most prominent projects in the vicinity of Miletičová is moving closer to implementation. The Nový trh project, which in the past caused opposition from part of the public due to its distinctive form, is entering the next phase under the new name Milrose. At the same time, the developer presented a modified architecture, for which the former Kovoprojekt and the construction schedule fell through.
The project will be built on the corner of Miletičová street and Ružová dolina – on the site of the former Kovoprojekt office building. The location in close proximity to the Miletičova market is one of the liveliest parts of Ružinov. That’s why the project sparked a wide-ranging discussion about the future shape of the territory when it was first presented – especially because of its unmistakable shape. However, despite the reservations and struggles, the project gradually obtained the necessary permits – currently also the construction permit, which is waiting to come into force.
The project dragged on for nearly seven years, with objections from local residents, civic associations and lengthy permitting processes being the biggest obstacles. Its progress was slowed down mainly by the population’s problem with the extent of development, the height of buildings, the extravagant architectural solution and fears of further densification of the area around the marketplace were also criticized. In the end, it went through several modifications.
According to the investor Intrade Group, the new name Milrose is intended to connect two different faces of the territory – the busy Miletičova street with the market place and the quieter residential character of Ružova dolina. The residential complex designed by Šebo Lichý Architects studio will consist of three apartment buildings with separate entrances. The plan will consist of a 20-story tower (with a height of almost 68 meters) and a 14-story block with a height of almost 68 meters, making it one of the more prominent buildings near Miletička.
Only apartments, no apartments
In the first phase, 214 apartments are to be added, while the project is to have a total of 301 apartments after the latest modifications. The developer stressed that it will be exclusively flats without suites. Most investors fill apartment buildings with apartments when they cannot meet strict lighting standards – but their problem is that they are a gray area for which it is more difficult to get a loan.
The developer has also dropped the hotel and presents the project as purely residential – which is a common change, as the hotel, as part of the amenities of any development, requires a site plan. It will also include a three-story underground garage with a capacity of 440 parking spaces.
According to the schedule, the demolition work of the original Kovoprojekt building and construction started recently. The rough structure should rise between 2026 and 2028. The completion of the project and approval are planned for 2029.
The developer has already started selling apartments. Of the total number of 301 apartments, more than 120 are currently free, and another 60 are reserved. The smallest apartments are sold from approximately 214,000 euros, two-room apartments from 293,000 euros and three-room apartments from 384,000 euros. The prices of the largest four-room apartments range from approximately 646,000 to 782,000 euros.
According to the architects from the Šebo Lichý studio, the Nový trh should be the dominant feature of Miletičová and help to transform and better use the territory. This is what the visualizations and the Kovoprojekt building looked like in October 2025.
The architects emphasize that the aim of the design was not to create a new landmark of the territory, but to complement the existing urban environment – nevertheless, the apartment building is distinctive. However, the final form is slightly modified. “I personally do not perceive the reactions of the public as negative – and certainly not towards architecture, which, on the contrary, is perceived as attractive and beneficial,” architect Tomáš Šebo told Pravda some time ago.
The Kovoprojekt building has been unused for years, while the investor considered converting it into housing. However, due to its shape and location, it prevented the opening of the space towards Záhradnícká street. “The building today creates a barrier, reinforced by fencing and a parking lot. The most striking manifestation of the connection is the generous opening of the mass (apartment building, editor’s note) towards Záhradnícká street, lined with commercial establishments and services for residents. With this solution, we want to support the natural movement of pedestrians towards the Miletičova market place and make the area accessible to the public,” explained the architects.
Better connection of the neighborhood with the Miletičova marketplace also became a big topic. The project envisages new pedestrian routes, a passageway and public spaces, which should simplify movement around the area and make the marketplace accessible from several directions.
The transformation is part of a larger change of the entire area around Miletička. The place where the former Kovoprojekt stands today was created in the period when Miletičova was more of an administrative street. In recent years, however, the area around the marketplace has turned into a sought-after urban location with businesses, services and a strong community life. At the same time, the developer claims that the project can be an impetus for further development of the wider area.
