The green lung of Clot d’Emprivat it has been getting smaller and smaller since the first plots began to be built in the winter of 2019. Of the 12,000 square meters of green area that currently exist, just over half – 6,600, to be exact – are publicly owned and, therefore, their continuity is guaranteed. The rest – an island of 5,400 square meters located between the carrer dels Veedors and avenida de las Naciones Unidades– is privately owned. The land is leased to the common and is for public use, but at any time the property could terminate the contract. He could also build on it immediately, as the island has the status of consolidated urban land.

Faced with this scenario, one of the objectives of the next one parish planning and urbanism plan (POUP) it will be to guarantee that the new constructions allow at least part of these green areas to be preserved as private land for public use. “We cannot prevent new buildings from being built because the owners have the legitimate right to build, here and everywhere where there are private plots. But we do want that, if towers are erected, they are located in such a way as to free up more green space. The idea is that, if on this plot (referring to the one between the Seers and the United Nations) it must be built in height, so that there are no isolated areas of cement, which also do not contribute anything”, the consul explained yesterday in statements to the media.
The town planning plan could be approved in the fall of this year
deadlines
Regarding the deadlines for approving the revision of the Oops, Gili he acknowledged that they are taking longer than expected. The initial intention was that it could be approved at the beginning of 2025. “I think that it should be closed in the autumn. There are people who would like the process not to take longer, but I think that it is less serious that things take longer than to do them in any way”, said the consul.
We do not know the date of approval of the POOP. What we do know for sure is that the text will not touch the maximum allowable buildability for new constructions in Clot d’Emprivatalthough efforts will be made to project them in such a way as to free up as much green space at the foot of the street as possible. It is about plots, he remembered Giliwhich are located “in the center of the parish”. On the other hand, the representative defended that the municipality is working on the town planning plan “in a very thorough manner” to create public parks and protect heritage, among other things.
Of the 12,000 square meters of green area, nearly 2,000 are new. The performance has transformed the Calle dels Veedors and the space occupied by the old tennis and mini-basketball courts in a garden area open to the public, which also incorporates a new children’s play area of around 800 square metres. “At a time when the parish is experiencing significant urban growth, it is essential to compensate it with more green spaces and continue to recover space for people”, remarked the Consul Major.
The intervention has included the planting of new trees, the installation of natural grass, the renovation of public lighting and the creation of a play area for children. In addition, the new configuration improves the connection between the Prat del Roure, Carrer dels Veedors and Clot d’Emprivatand gives continuity to one of the main green and walking axes in the center of the parish. The new green area also includes the tree that was recently transplanted from the Calle de la Unió as a result of the road widening works.
