    The city is being transformed, the old is being replaced by the new, all of this is part of the seemingly normal rhythm of cities. Sometimes one or two houses in the street are replaced by new ones, but occasionally entire streets are changed beyond recognition. This is the case of Ogrizovićeva Street in Zagreb on Trešnjeveca.

    In 30 years, with a longer break in construction around 2008, during the economic crisis, this street has changed significantly; some wrote that the first building instead of a family house was built around 1995. Admittedly, there are also a couple of buildings from before, for example on the corner with Kranjčevićeva. But it was a street filled with greenery; today you can hardly find any trees, except in the small park that was landscaped a few years ago and near the end of the street.

    – There is already a concrete ravine in the middle of the street, now it will become even bigger – commented one resident of Trešnjevka, while standing next to the one-story house whose removal is in progress at number 29.

    Until a few weeks ago, there was still an Eko bar here – a good story, a store that had a terrace with an always cheerful team in front and a good local selection of groceries.

    Boss Zoran he was always happy to talk with his customers about various topics, there was a warm atmosphere. The local atmosphere is precisely what is disappearing from Trešnjevka. It is far from the fact that everything in this neighborhood should have remained the same, but it is odious how spatial planning was used to build new buildings and that urban transformations of neighborhoods could not be carried out in a quality way…

    On the site of the house whose removal is in progress, two residential buildings are planned, as we hear in the neighborhood: one facing the street, and the other deeper in the long yard. Namely, that narrow plot reaches the buildings in Badalićeva.

    The advertised price per square meter is from 6,400 to 6,900 euros, depending on the floor (apartments smaller than 50 m²: 7,500 €/m²). Although for such a narrow plot, without more greenery in the surroundings or space, it should not be so high, the apartments will probably find their buyers due to their location in the wider city center.

    It has already become standard in Trešnjevca to look through the windows of expensive new apartments into the windows of other apartments; often the blinds in them are lowered half way.

    The house was co-owned by several owners. As we hear, the sale of the house was compensated by some of them with new square meters in the building. On the fence of the construction site, there is now only a piece of paper in plastic that says “notification of the start of removal”. The applicants are ADE Studio and Setom, which is partly registered as the owner.

    On the website of the Setom company, it can be seen that the construction is planned to be completed by February 2028. The same company also built the buildings at Milan Ogrizović 23, 23/1, 25 and 25/1.
